Job Summary:

The role is responsible for coordinating the attraction and onboarding of blue-chip tenants, improving rental income quality, and ensuring that property upgrades and administrative costs are recovered through tenant lease structures.

Responsibilities:

Tenant Leasing & Portfolio Support        

  • Coordinate the identification and onboarding of blue-chip and anchor tenants
  • Support leasing negotiations, proposals, and lease finalisation
  • Maintain an active pipeline of prospective tenants
  • Support lease renewals and extensions to improve commercial terms

Commercial Coordination & Cost Recovery         

Assist in structuring leases that recover:

  • Property upgrades and tenants fit outs
  • Administrative and operational costs
  • Track upgrade costs against rental income and escalation structures
  • Prepare commercial summaries and recommendations for approval
  • Monitor lease performance against agreed financial outcomes

Property Upgrades & Fit Out Coordination         

  • Coordinate tenant-driven property upgrades and fit outs
  • Liaise with contractors, property managers, and internal teams
  • Monitor timelines, approvals, and compliance requirements
  • Ensure upgrades align with lease obligations and cost recovery mechanisms

Lease Administration & reporting           

  • Manage lease documentation, approvals, and records
  • Coordinate invoicing, recovery, and lease administration processes
  • Maintain accurate property and tenant data

Prepare regular management reports covering:

  • Leasing status
  • Rental income
  • Upgrade recoveries
  • Tenant risk profile

Stakeholder Management          

  • Act as the central coordination point between tenants, brokers, contractors, and internal teams
  • Escalate commercial, contractual, or delivery risks as required
  • Ensure effective handover between leasing, upgrades, and operations

 Requirements:

  • Diploma or Degree in Property Management, Real Estate, Business Administration, or a related field
  • 1-2 years of experience in property management, leasing, or a related field
