Our client is seeking a Site Agent who will manage small to medium projects or sub-sections of larger projects.  The successful candidate is responsible for effectively optimising the site’s financial performance, implementing site-specific systems, allocating resources, and ensuring quality and health and safety.

Job Scope:

  • Involved in large contracts valued at R 300 000 000 and above.
  • Responsible for managing small contracts valued between R50 000 000 and R150 000 000.
  • Responsible for managing medium contracts valued between R150 000 000 and R300 000 000.

Responsibilities:

Contract Management and Client Relationship:

  • Manages the identification, documentation, and processing of contract variations and claims.
  • Manages communication with the client and other parties on all contractual matters.
  • Manages the process of resolving contractual disputes, aiming for amicable solutions.
  • Manages all contracts related to the construction project, including subcontracts with suppliers and vendors.
  • Manages the process of ensuring that all contractual conditions are fulfilled by both the contractor and the client.
  • Manages contractual disputes and negotiates for mutually beneficial solutions with the client.
  • Possesses a good understanding of various construction contract forms and their implications.
  • Acts as the primary point of contact for the client on contractual matters and liaises with the professional team.
  • Acts as the primary point of contact for major clients on contractual matters.
  • Involved in negotiating medium subcontracts.
  • Develops strategies to manage client expectations and maintain clear communication.

Construction Management:

  • Manages the identification and troubleshooting of technical issues that arise during construction.
  • Maintains awareness of relevant construction methods and technologies to optimise project execution.
  • Manages the provision of technical guidance and support to subcontractors, particularly for complex construction aspects.

Health, Safety, and Environment (HSE):

  • Manages the application of SHE principles and procedures across the project.
  • Enforces compliance with health, safety, security, and housekeeping standards on the construction site.
  • Develops and implements training programs to ensure all team members understand job requirements and safety regulations.
  • Manages the process of job safety assessments and ensures they are completed and signed before work commences.
  • Manages the implementation of safety policies and procedures across the project.
  • Conducts or oversees daily safety meetings and training sessions for the team.
  • Manages the completion and verification of safety checklists before work begins.
  • Manages the provision and use of mandatory PPE for all employees and subcontractors.
  • Manages the process of identifying high-risk activities and develops plans to mitigate those risks.
  • Manages the process of regular site inspections to identify hazards and implements corrective actions.
  • Enforces compliance with all safety regulations and protocols on the construction site.
  • Manages the reporting of all safety incidents according to established protocols.
  • Manages and oversees the implementation and enforcement of SHE requirements on the construction site.

Procurement and Cost Management:

  • Manages the procurement and management of materials and tools to meet project requirements.
  • Manages inventory control procedures to optimise material usage and reduce waste.
  • Manages the logging and tracking of equipment usage to optimise resource allocation.
  • Manages communication with the laboratory to ensure timely scheduling of concrete and density tests.
  • Manages the identification and reporting of any site issues related to materials.
  • Manages the reporting of material wastage to track trends and implement corrective actions.
  • Works with the Quantity Surveyor by providing cost-related data for assigned tasks.
  • Manages the identification and reporting of cost variances to the project manager.
  • Develops and implements cost-saving initiatives that ensure project quality is not compromised.
  • Manages and oversees project costs to ensure profitability.
  • Sets and maintains production targets while adhering.

Project Management and Planning:

  • Ensures materials and equipment are ordered and delivered to meet project needs.
  • Oversees the rental and return of construction equipment to optimise costs.
  • Manages the overall project schedule to guarantee completion within deadlines.
  • Identifies potential bottlenecks and areas for schedule improvement.
  • Clearly communicates the project schedule to subcontractors and ensures everyone is aligned.
  • Establishes and maintains the proper sequence of activities for the project.
  • Regularly monitors progress and proactively identifies potential delays to implement corrective actions.
  • Regularly updates the project schedule to reflect progress, changes, and implement corrective actions.
  • Identifies and resolves problems that could threaten project timelines.
  • Sets and maintains production targets to keep the project on schedule.
  • Develops small trade programs and target dates for specific aspects of the project.
  • Collaborates with the client’s representatives on scheduling matters.
  • Manages production meetings and implements strategies to optimise efficiency.
  • Develops a comprehensive contract program outlining the project schedule and milestones.
  • Regularly monitors progress against the contract program and implements corrective actions when necessary.
  • Schedules resources to ensure efficient project execution and meet deadlines.

Quality Assurance and Control:

  • Prepares and finalises inspection reports detailing quality checks and any identified issues.
  • Oversees the enforcement of quality control standards across the project.
  • Reviews and verifies the accuracy of construction plans, drawings, and material quantities.
  • Oversees the completion of various quality assurance tasks, including rebar checks.
  • Manages the process of ensuring all construction activities achieve the specified quality levels.
  • Manages adherence to SANS regulations and project method statements during construction.
  • Contributes to maintaining the quality aspects within the overall work sequences and construction programs.
  • Manages the completion and sign-off of all required inspections throughout the construction process.
  • Analyses working drawings to ensure construction activities align with the intended quality outcomes.
  • Conducts or oversees targeted inspections on specific trades to monitor adherence to quality standards.
  • Manages the work area to ensure efficient execution of quality control procedures.

Risk Management:

  • Manages risks on both simple and moderately complex projects.
  • Identifies potential risks across the project and leads efforts to mitigate them.
  • Oversees the maintenance and updating of the Project Risk Register.
  • Responds quickly to problems arising on-site and implements effective solutions.
  • Addresses unexpected challenges across the project and uses innovative approaches to overcome obstacles.
  • Participates in and may lead risk assessments, incorporating mitigating controls into the Project Execution Plan.

Reporting and Documentation:

  • Oversees the preparation of periodic progress reports, ensuring they are accurate and comprehensive.
  • Manages the documentation of site activities, including inspections, meetings, and incidents.
  • Develops and maintains a project filing system for easy access to all project information.
  • Ensures timely communication of all project updates to relevant parties (e.g., project manager, client).
  • Oversees the archiving of project documents electronically or physically according to company policies.

People Management:

  • Practices effective people management.
  • Contributes to empowerment initiatives.
  • Co-ordinates and controls the activities of site staff and agrees quality standards set out in contract.
  • Manage a large team of subcontractors and direct labour.
  • Conduct advanced training and development for site personnel.
  • Resolve complex labour relations issues effectively.

Requirements:

  • Minimum: BTech in Construction Management/ Civil Engineering
  • Ideal: BSc Degree in Construction Management
  • Building Experience: 5 – 10 years
  • Computer Literacy: Proficient in using computers and relevant construction software (e.g., estimating software, BIM).
